Hampshire Trust Bank (HTB) has significantly enhanced its specialist mortgages proposition by now allowing standard buy-to-let (BTL) rates to be applied to qualifying semi-commercial loans. This strategic update aims to provide more competitive financing options for brokers and investors focusing on mixed-use properties.
This change is particularly beneficial for deals exceeding £5 million where the commercial element of the property does not make up more than 20% of its total value. This supports brokers who are structuring mixed-use transactions with a limited commercial component, responding to the growing market demand for residential-led investment opportunities.
Key Benefits
Andrea Glasgow, Sales Director – Specialist Mortgages & Bridging Finance at HTB, commented on the change: "We're seeing growing interest in mixed-use properties where the commercial element is stable and enhances the return — think convenience stores or takeaways below residential units. These are well-structured, income-producing assets, and our pricing now reflects their low-risk profile."
HTB's move reflects its ongoing commitment to structured lending and a deal-by-deal underwriting approach. For properties with minor commercial aspects where commercial income is not required to meet the Interest Cover Ratio, these cases can now qualify for standard BTL pricing without added complexity.
Eligibility Criteria
Alex Upton, Managing Director – Specialist Mortgages & Bridging Finance, added that this strategic change aligns HTB's pricing with evolving investor strategies, recognizing that low-commercial-content assets are becoming a staple of long-term portfolios. HTB emphasizes flexible, relationship-led lending that supports the growth of its brokers and their clients.
